• Tax refund: You’re probably familiar with this one already. You’ll get a refund if you pay more in taxes say, through your paycheck withholdings than you actually owe.
• Tax rebate: These are retroactive tax decreases. Unlike refunds, they can come at any time of year. Rebates are often offered to stimulate the economy, because people tend to spend them immediately.
• Tax break: A general term referring to various tax benefits. These could be credits, deductions, exemptions and others.

What Home Improvements Are Tax Deductible in 2023?

Most home improvements, like putting on a new roof or performing routine maintenance, don’t qualify for any immediate tax breaks. However, some (known as capital improvements) may raise the value of your home. In that case, you may see a benefit when you sell.

Energy efficiency tax credits

Don’t stop there. “[I]ncentives on items like solar, energy storage, EVs [electric vehicles] and more are incredibly generous,” says Greg Fasullo, CEO of Elevation, a residential clean technology company.

Installing solar panels gets you a 30% credit. Depending on the size of the project, Fasullo predicts you could save $6,000, based on the average rooftop solar installation cost of $20,000.

Home office tax deduction

Working from home since the pandemic? Fifty-eight percent of American workers are, too, at least part of the time.

If you use a portion of your home exclusively for business purposes, “you may be able to deduct a portion of your mortgage interest, property taxes, and other expenses related to that space,” says Seth Diener, a private wealth manager at Diener Money Management.

The Internal Revenue Service (IRS) has specific rules about what qualifies as a home office, though. If you’re doing Zoom calls from the kitchen table where you eat dinner every night, that doesn’t count. You must have a separate room or area that’s only used for your home office. If that’s you, you can calculate this deduction two ways:

• Regular method: Figure out the percentage of your home you use for work. The deduction you can claim is based on this number, and whether your expenses are direct or indirect.
• Simplified method: Calculate the square footage of your home office and multiply it by $5 per sq. ft., up to 300 sq. ft., with a maximum deduction of $1,500.

Medical improvements

“If you have medical upgrades that are prescribed by a doctor, such as wheelchair ramps or other accessibility features, these may be deductible as medical expenses,” says Andrew Latham, a certified financial planner and director of content at SuperMoney.com.

The IRS website offers a non-exhaustive list of qualifying capital expenses, including widening doorways, moving electrical devices, adding handrails and grading the exterior.

Note: If the medical home improvement raises the value of your home, the deduction will be based on the difference between the cost of the improvement and the increase in property value.

Rental property investments

Improvements to rental properties fall under a deduction called depreciation.

“Improvements to a rental property are usually considered deductible business expenses,” Latham says. “However, these incentives are subject to specific rules and limits, so it’s advisable to check current tax laws or consult with a tax professional.”

How We Tested It

I’ve used my Roku Streambar for a few weeks now, so I’ve had ample time to try it out. Setting it up proved easy. I simply plugged in the power cord and used the included HDMI cable to connect it to my TV. I love the versatility of the setup. Users choose between Bluetooth or a wired connection, and the HDMI cable even works with my home projector.

As an existing Roku user, I anticipated a drawn-out process of downloading and logging back into all of my subscriptions. However, this was not the case. After I logged into my Roku account, I used the Automatic Account Link feature to download and log into the channels I have on my other Roku devices. It was so simpleI was shocked.

For me, the real test was the audio quality. As a big fan of vinyl, I’ve had some experience with both analog and wireless speakers, running the gamut from $20 all the way up to a $100 set. Audio is where the Roku soundbar excels. Despite the lack of bass, the sound quality is crisp and clear, even at low volume. Using it for music is a pleasure. It brings out song details that used to blend into the background, like the bongos peeking out from Earth, Wind & Fire’s “September.”

As for movies and shows, my favorite feature of the streaming bar is a setting called “speech clarity.” Enabling it boosts the dialogue in a scene. This is incredibly useful for movies that mix music higher than speech (I’m looking at you, Christopher Nolan). I normally keep subtitles on indefinitely, but using this feature cut down massively on my use of captions over the last few weeks.

I’m not someone who normally uses voice assistants like Alexa, so I didn’t expect the voice search function on the remote to be a big plus for me. Again, Roku surprised me. It’s so easy to press a button, say the name of any movie and immediately see all your streaming, purchase and rental options.

The one thing you absolutely cannot allow yourself to do, however, is going without a renter’s insurance policy. That’s non-negotiable. You’ll never regret getting a policy, but you may very well regret not getting one especially considering how inexpensive it can be.

What Is Renter’s Insurance?

Renter’s insurance provides financial protection to people renting a house, apartment or condo, according to Greg Pannhausen of Farmer’s Insurance.

“(It can) help cover the costs of damages or losses that may occur to the renter’s personal belongings and liability claims that may arise in the rented property,” Pannhausen says.

In layperson’s terms, this means renter’s insurance can:

• Cover the costs to repair or replace your stuff if it’s damaged, destroyed or stolen. This can apply to everything from furniture and electronics to clothing, dishes and most other things in your rental unit.
• Fully or partially pay for medical expenses associated with an accidental injury to a visitor while on the premises.
• Provide funds to repair any damage you caused to the rental unit or property.
• Cover your legal fees or any punitive/compensatory damages if a lawsuit results from these injuries or damages.
• Foot the bill for living expenses if a fire or similar disaster makes your rental property uninhabitable.

Is Renter’s Insurance Required?

No. According to Pat Howard, a licensed property and casualty agent with Policygenuis, the law doesn’t require you to have renter’s insurance. However, your landlord may insist on it. And if they don’t, get it anyway.

“Landlords often require it to lower their own liability exposure,” Howard says. If all tenants have renter’s insurance, it keeps the landlord off the hook financially if one of your guests gets hurt on the property, or if you cause property damage beyond normal wear and tear.

“It is also a way for landlords to protect themselves financially in case tenants try to collect payment [from the landlord] for things they’re responsible for as a tenant,” he says. One example: A stolen laptop. “You wouldn’t go to the landlord to replace it,” Howard says. “Instead, with renter’s insurance, you can file a claim to be reimbursed for a new one.”

Does Renter’s Insurance Cover Theft?

To be sure of what your policy does or doesn’t cover, read the fine print and ask your agent.

Yes! This is one of the really cool things about renter’s insurance it covers the items in your rental unit as well as “off-premises” coverage, says Howard. This means that you have coverage for things in a storage unit, on or off the property.

Same goes for hotel rooms or vacation rentals. If a thief breaks in and steals your suitcase or ski equipment, your renter’s insurance policy most likely has your back.

Does Renter’s Insurance Cover My Car in My Apartment’s Parking Garage?

Not the car itself.

Let’s say the roof of the parking garage caves in during a storm. The comprehensive portion of your auto insurance, rather than your renter’s insurance, covers the damage to your car. If anything inside the car sustains damage, your renter’s insurance covers that.

What Does Renter’s Insurance Not Cover?

While renter’s insurance covers a lot, it does not cover everything. Because policies and coverages vary, you’ll need to speak to an agent about your particular situation, says Cherie Lindsey, an insurance agent with Country Financial.

While this is not an exhaustive list, for the most part renter’s insurance does not cover:

• Floods and earthquakes.
• Intentional damage. Did you punch holes in the walls or flush socks down the toilet to “get back” at your landlord for something? Not covered.
• Business-related losses. Pannhausen says renters who operate a business from their rental property may need to purchase separate business insurance.
• Pest damage.
• Damage by your pet say, carpet ruined by an incontinent cat.

“If a renter owns a high-value item, they may need to purchase additional coverage or a separate policy to ensure they are adequately protected,” he says.

Sometimes, we get swept up in the moment or simply sign something to make someone go away. Maybe not the best idea, but no one’s perfect. That’s why states like Texas and Minnesota, as well as the federal government, passed “cooling-off” laws which allow people to cancel certain types of contracts.

What if you signed a lease for a rental property? That’s a contract, right? If you wake up the next morning and decide you like another place better, can you cancel it? It’s only been a few hours how long do you have if you think you made a mistake?

How Long After Signing a Lease Can You Back Out?

You can’t. Leases generally aren’t covered by cooling-off or buyer’s remorse laws.

According to legal experts at Nolo.com, those laws protect people who succumbed to high-pressure sales tactics for goods and services, not those who voluntarily agreed to rent a property. Think of a guy who stops by your home after a major hailstorm and sells you a new roof. You have three days to cancel that deal, no strings attached.

A lease, though? “It can be hard to break a lease without consequences if the landlord and property management company hold up their end of the deal,” says Stacy Brown, director of training at Real Property Management, a Neighborly company.

Landlords aren’t cornering you after a tornado, stopping by your home unannounced or pressuring you outside their normal place of business, like at a trade show. These are all typical situations that cooling-off laws tend to cover.

What are the consequences for backing out of a lease? Technically, once you sign, you agree to pay rent for the entire lease term. Most states, though, have “duty to mitigate” laws, according to Nolo.com. That means landlords must try to re-rent the property. They can’t just sit back and collect rent (or sue you) for the entire term.

But that’s not a fail-safe. If they can’t find someone, or you live in a state without mitigation laws, you could be on the hook for all of it. Read your lease carefully to learn the penalty for terminating early.

Bottom line: Once you sign your name to a lease agreement, you’re bound to it. If you back out before moving in, the landlord will lose income they were relying on and must start all over looking for a tenant. At the least, you will be paying the rent until they find someone new.

Ways a Lease Can Be Terminated

So the cooling-off period is a myth. But what happens if your circumstances change? Sometimes the universe hands you a burden or life event that can’t be helped. Do you have any recourse?

Sometimes, yes.

State laws often give tenants the right to break a lease under certain circumstances. Unfortunately, not many of those circumstances are good. This list is not comprehensive, so check your state’s tenancy laws to learn your rights.

• Military service: Brown says members of the military are covered under the Servicemembers Civil Relief Act if they receive orders to relocate. This includes current military, reserves and National Guard members, as well as those who join during the lease. You should provide 30 days’ notice, and you have to pay for the time you lived in the rental.
• Domestic violence: If you’re a domestic violence victim, you can terminate your lease and move out without penalty. Some states, like Texas, require 30 days’ notice.
• Stalking or sexual violence: If someone is stalking you or you’re the victim of sexual violence, and you need to leave your rental for your safety, you can terminate your lease.
• Tenant’s death: Your heirs or estate can terminate your lease on your behalf.
• Landlord failures: If your landlord doesn’t keep the property livable, repair smoke alarms or fix things that affect your health or safety, you may be allowed to terminate your lease.

Even if none of these apply to you, you can still move out early for a job or school, or to care for an aging parent. Just be prepared to pay a penalty for breaking the lease. And always talk to your landlord well in advance of your leave date. If you have a good relationship, you may be able to work something out.
